Position Summary

Responsible for journey level work in the operation, maintenance, repair, and installation of a wide variety of building systems and components. These shall include electrical, plumbing, HVAC, including overhauling pumps and electric motors, replacing parts and controls as necessary, and installing new equipment. Incumbent will have a working knowledge of methods, materials, tools and equipment used in the craft or crafts to which they are assigned. The incumbent may supervise and/or train other trade positions in the repair and maintenance of building equipment consistent with their skills, assign work, provide directions, observe work, and inspect upon completion. Performs required maintenance and emergency repairs of facilities and equipment in Zone areas. Troubleshoot, repair, and maintain various building systems in a proper, safe and timely manner. Perform a variety of skilled and semi-skilled maintenance repair, installation, and tasks in mechanical, building and electrical trades. Maintain ice arena, including surfacing and edging ice. Maintain testing and maintenance of pool equipment, including chemical testing of pool water and conditions.

Preferred Qualifications

DIVISION OPERATING NEEDS:
Candidate must possess or successfully obtain the appropriate certification for pool maintenance. Candidate must be prepared to demonstrate journey level skills in either electrical, HVAC, or mechanical trades directly related to building system installation and maintenance which would support responsibility for maintaining building systems. Candidates should have the ability to assimilate and apply working knowledge of applicable standards and codes to the position, i.e., plumbing and electrical code and building control regulation. Operating needs demand that the candidate be able to work with a wide variety of equipment to include plumbing, electrical, refrigeration, and HVAC equipment. Specific experience with VAV (Variable Air Volume) equipment, as well as working knowledge of geothermal systems (heating and cooling) is beneficial. Incumbent will be expected to effect minor repairs in a variety of areas outside of their primary trade during the course of their work. This may include items such as repair of ceilings, walls, glass, doors, door hardware, etc. Additionally, candidates should be able to demonstrate the ability to plan and lay out work and diagnose problems; working knowledge of the methods, material, tools and equipment used; and ability to read and interpret plans, diagrams, architectural blueprints and specifications. Applicants must possess a valid driver’s license, be able to understand and follow instructions, and read, write and communicate verbally. Candidate must provide a record of dependability and past work performance. Candidates must possess computer skills adequate to work with computerized maintenance management systems and other computerized applications as assigned.

Required Qualifications

MINIMUM QUALIFICATIONS:
Four years of full-time experience in a trade under a skilled journey level position which would provide training equivalent to that given in an apprenticeship program. Apprentice training in a trade or training gained by the completion of technical courses in a trade at a school or institute may be substituted for the above experience on a year-for-year basis.

Function 1: Equipment operation and maintenance of ice arena

-Operates the Zamboni vehicle to resurface ice and maintains basic upkeep of the vehicle, to include daily checks of the Zamboni and edger.
-Maintains ice arena facility, including surface, and maintains bleacher setup/take down for events as required.
-Maintain glass and boards in the ice arena.

Function 2: Performs required maintenance and emergency repairs on heating and air conditioning

-Tests, diagnoses, troubleshoots and dismantles malfunctioning systems and components.
-Repairs and replaces heating and a/c parts, filters, belts and motors.
-Tests and diagnoses pumps and electric motors, replacing parts as necessary.
-Overhauls and replaces control devices, calibrating and recalibrating them as necessary.
-Rewires electrical systems of components as necessary.
-Repair and make adjustments to steam feed for occupant heating and hot water system.
-Work with steam and traps, spence valve, lines and condensation systems, tube bundles, valves and some controls.
-Work on air handlers, make up air units, exhaust fans, VAV and humidifiers.
-Work with hot water systems, heating and domestic systems, HWT, pumps, explanation tanks, piping and repair of the piping system.

Function 3: Performs required maintenance and emergency repairs of facilities and equipment in Zone areas.

-Performs general maintenance activities involving doors/locks, glass repair, repair of walls, floors, furniture, masonry and other structural repairs.
-Troubleshoot, repair, and maintain various building systems in a proper, safe, and timely manner.
-Assist other trades as directed or required as well as providing expertise associated with the title of General Mechanic.
-Use blueprints/schematics in troubleshooting systems and components while performing repairs or completing the layout for renovations.
-Reference parts and material list and verify materials needed to perform the essential duties of your job.
-Complete all required paperwork in an accurate and timely manner.
-Provides preventive maintenance on sprinkler systems, exit lights, generators, pumps, motors, air handlers, exhaust fans, make up air systems, VAV, hot water systems, roof and drain systems.
-Adhere to all safety and environmental/code regulations.
-Performs a variety of skilled and semiskilled maintenance repair, installation and tasks in mechanical, building, motor equipment and electrical trades.
